Renovate, Move, or Knock Down and Rebuild?
Most people thinking about a major renovation are weighing it against two alternatives: selling and buying elsewhere, or knocking down and rebuilding.
Renovating in Sydney usually makes sense when the bones of the house are good and the location works for you. You avoid stamp duty, agent fees and the cost of moving, and you put that money into the house instead. It also means staying in your street, keeping the kids in the same school, and improving a property you already own in an area you know.
A knockdown rebuild can be the better option when the existing structure has serious problems or the layout is so far from what you need that reworking it costs more than starting again. It is a bigger project with a longer approval process, and you need somewhere to live during the build.
We give straight advice on this in the first consultation. If your house is not worth renovating, we will tell you. If a renovation gets you what you want for less than a rebuild, we will show you how.
Our Renovation Process
Every project follows the same basic path. You can read the detailed version on our building process page, but in short:
Step 1: Consultation
We visit your home, talk through what you want, and look at what the house will allow. You get honest feedback on scope and budget before anything is drawn up.
Step 2: Design and Costing
We work with you on the design, either with our architects or alongside plans you already have. You get clear costings early, so there are no surprises later.
Step 3: Approvals
We prepare and lodge what the project needs, whether that is a complying development certificate (CDC) or a development application (DA) through your local council, along with BASIX reports and construction certificates where required.
Step 4: Construction
Our team runs the build day to day. We schedule the trades, manage the site, and keep you updated on progress at every stage.
Step 5: Handover
We walk you through the finished work, sort out any final details, and hand over your renovated home.
Renovating Older Sydney Homes
Most of the homes we renovate in Western Sydney were built between the 1950s and the 1990s, and each era comes with its own quirks.
Post-war brick veneer and fibro homes around Blacktown, Seven Hills and Toongabbie often have solid structure but closed-in layouts, small kitchens and original bathrooms. These respond well to opening up the living areas and modernising the wet areas.
Older weatherboard and federation-era homes closer to Parramatta need more care around what can be changed, and sometimes involve heritage considerations depending on the street.
Project homes from the 70s and 80s, common through the Hills District, usually have generous blocks and good floor areas but dated finishes and layouts designed for a different way of living. These are often the best candidates for a whole home renovation or a second storey addition.
Knowing the housing stock matters. It changes how we quote, what we look for during the site visit, and what problems we plan for before they show up mid-build.

What Affects the Cost of a Home Renovation in Sydney
No two renovations cost the same, but the main factors are consistent:
Scope
A cosmetic update to two rooms and a whole house renovation with structural changes are very different projects. Scope drives cost more than anything else.
Structural work
Removing load bearing walls, changing rooflines or adding a second storey adds engineering, certification and construction cost.
Wet areas
Kitchens, bathrooms and laundries cost more per square metre than bedrooms and living areas because of the plumbing, waterproofing and joinery involved.
Materials and finishes
The gap between standard and premium finishes is significant, and we help you decide where spending more is worth it and where it is not.
Approvals
Some projects qualify as complying development, which is faster and cheaper. Others need a DA through council, which adds time and documentation.
