Why Renovation Makes Particular Sense in Westmead

Why Renovation Makes Particular Sense in Westmead

Blacktown has a wide mix of properties, from older brick veneer homes and fibro houses through to duplexes, townhouses, and newer residential builds. Many homes built during the 70s, 80s, and 90s now need work to sort out the layout, storage, lighting, and general functionality.

One of the most common things we see in older Blacktown homes is closed-off living areas. Separate kitchens, small dining rooms, and limited natural light can make a home feel cramped compared to what people expect these days. A big part of what we do is opening those spaces up to improve the flow between living areas, the kitchen, and the outdoors.

We regularly work on:

  • Full home renovations
  • Kitchen renovations
  • Bathroom renovations
  • Laundry renovations
  • Home extensions
  • Second storey additions
  • Open-plan living conversions
  • Outdoor entertaining areas

A lot of Blacktown homeowners also choose to renovate rather than move, given how much property prices have shifted and what it actually costs to relocate.

Why Renovation Makes Particular Sense in Westmead

Why Renovation Makes Particular Sense in Westmead

Most suburbs have a story about why renovating is a good idea. In Westmead, the story is unusually clear.

The supply of freestanding homes is genuinely limited. Westmead is bounded by the Parramatta River, Toongabbie Creek, Finlayson Creek, Parramatta Park, and the railway line. It’s a contained suburb with a fixed amount of residential land, most of which is already occupied by the medical precinct, university facilities, and apartment developments. Freestanding homes on their own blocks are a small and diminishing part of the housing mix.

Demand is structural, not cyclical. Westmead Hospital and the Children’s Hospital at Westmead together employ thousands of people. That’s a permanent, stable source of demand for quality housing in and around the suburb that doesn’t move with economic cycles the way demand in purely residential suburbs does.

House values have been performing strongly. Properties that do come to market here attract serious buyers who understand what they’re buying. A renovated home in this environment starts from a much stronger position than an unrenovated one.

The people buying and renting here have high standards. Westmead’s resident base skews heavily toward healthcare professionals, researchers, and university staff. This is an educated, high-income demographic that has seen quality housing and knows what it looks like. A properly renovated home appeals directly to that market.

What We Work On in Westmead

What We Work On in Westmead

The freestanding homes in Westmead are mostly established properties from the mid-twentieth century, and they tend to share the same characteristics as older housing stock across Western Sydney: sound structure, outdated layout, kitchens and bathrooms that haven’t been touched in decades, and living areas that don’t connect the way modern households expect.

Here’s what we commonly tackle in Westmead:

Full Home Renovations

For homeowners who’ve been putting off a broader update, a full home renovation gives you the chance to address everything at once: the floor plan, the kitchen, the bathrooms, the finishes, and the connection to outdoor spaces. We manage the whole project so you’re not coordinating separate trades or chasing anyone down.

Open-Plan Conversions

Removing the walls between the kitchen, dining, and living areas is one of the most impactful changes you can make to an older home. It changes how the space feels and how you use it every day. When load-bearing walls are involved we bring in structural engineering and do it correctly.

Kitchen Renovations

Kitchens in older Westmead homes are typically small, separated from the rest of the living areas, and short on bench space and storage. We design and build kitchens that work properly for everyday use and connect well to the surrounding spaces.

Bathroom Renovations

Older bathrooms in the suburb commonly have failing waterproofing, dated fittings, and layouts that don’t function well. We handle bathroom renovations from demolition through to final fit-off, including all plumbing, waterproofing, tiling, vanities, and fixtures.

Home Extensions

Some blocks in Westmead have room for a rear extension or a second storey addition. Given how tightly bounded the suburb is and how limited the supply of land is, adding square metres to an existing property can be one of the more efficient ways to improve its value and liveability. We assess each block individually and let you know what’s achievable.

Outdoor Entertaining Areas

A well-designed outdoor space adds usable living area to a home and improves how it feels from the inside. Given Westmead’s position and the quality of buyer it attracts, a thoughtfully built alfresco or deck area is a worthwhile addition.

Older Homes in Westmead: What to Expect

Older Homes in Westmead: What to Expect

Westmead’s freestanding residential properties are mostly mid-century builds, and they come with some common considerations.

Asbestos. Homes built before the late 1980s may have asbestos in walls, ceilings, eaves, or floor coverings. We test before any demolition or structural work begins and manage safe removal as part of the project.

Ageing plumbing and electrical. Mid-century homes regularly have plumbing and wiring that doesn’t meet current standards. We identify this at the inspection stage and include upgrades in the quote rather than raising them as extras once work has started.

Waterproofing in bathrooms and wet areas. Older waterproofing degrades over time and is often found to be inadequate once tiles are removed. We address this properly before any new finishes go in.

Structural walls. Open-plan conversions involve removing load-bearing walls, which requires proper structural engineering. This is standard work for our team but it has to be done right.

How Much Does a Home Renovation Cost in Westmead?

How Much Does a Home Renovation Cost in Westmead?

Here’s a general guide:

Renovation Type Typical Cost Range
Kitchen Renovation $25,000 to $60,000+
Bathroom Renovation $18,000 to $40,000+
Full Home Renovation $100,000 to $400,000+
Ground Floor Extension $150,000 to $350,000+
Second Storey Addition $250,000 to $500,000+

Given Westmead’s house prices and the strength of its underlying demand drivers, the return on well-executed renovation work here tends to be strong. We’ll give you a clear, honest quote and a realistic picture of what the investment is likely to achieve.

For older homes, additional costs for asbestos removal, plumbing and electrical upgrades, and structural engineering are worth factoring in from the start. We include these in the quote rather than surfacing them as surprises mid-project.

Approvals in Westmead

Approvals in Westmead

Westmead sits across two council areas: Cumberland Council and the City of Parramatta. The boundary runs along the railway line and surrounding waterways. We confirm which council covers your property at the start of every project.

Minor internal renovations typically don’t require council approval. Extensions, second storey additions, and structural changes will generally need either a Complying Development Certificate or a Development Application through the relevant council. We manage the approval process as part of the overall project.

How Our Process Works

How Our Process Works

  1. Consultation. We come out, look at your property, and talk through what you want to achieve. Given how busy most Westmead homeowners are, we keep this efficient and come prepared.
  2. Council check. We confirm which council area your property falls under and what approvals are needed.
  3. Design and planning. We develop layouts, inclusions, and a construction plan based on the scope of your project.
  4. Approvals. Where needed, we handle CDC or DA applications through the relevant council.
  5. Construction. Our team manages the full build including all trades. You don’t need to be on site or coordinate anything yourself.
  6. Handover. We do a full walkthrough with you when the work is done and make sure everything is right.
